Most buyers walk into a builder's sales office and assume the friendly agent behind the desk is there to help them. That agent works for the builder. Their job is to sell you a home at the highest price with the fewest concessions. That is not a knock on them — it is just how the business works.

I work for you. As your independent buyer's agent, my job is to make sure you get the right home, the right lot, the right price, and the right terms. I negotiate upgrades, push back on unfavorable contract clauses, and walk you through every phase of the build from contract to closing. And here is the part that surprises most people: my services are free to you. The builder pays my commission.

With 23+ years of real estate experience, I have seen market booms, busts, and everything in between.   • 1.Builder and community research. I help you compare builders, floor plans, communities, and pricing across Tampa Bay so you can make an apples-to-apples decision.
  • 2.Contract review.Builder contracts are written by the builder's attorney to protect the builder. I review every clause and flag anything that works against you.
  • 3.Upgrade guidance. Not every upgrade is worth the money. I help you focus your budget on upgrades that add real value and skip the ones that do not.
  • 4.Construction monitoring. I check in during the build, attend inspections, and make sure the home being built matches what you signed up for.
  • 5.Closing coordination. From the final walkthrough to the closing table, I make sure nothing falls through the cracks.

Here is a question I get all the time: "The builder already has an agent at the model home. Why do I need my own?" The answer is simple. That agent works for the builder. Their goal is to sell you a home and protect the builder's interests. My goal is to protect yours.
